PARKING RULES & REGULATIONS

Parking on American Metro Center property is by PERMIT ONLY. Each Tenant will be allocated permits in accordance with their Lease Agreement. Proper display of a valid American Metro Center parking permit is required at all times for all vehicles parked within American Metro Center's parking lots. The parking permit cling must be placed on the front or back windshield of the registered vehicle. The permit must be VISIBLE at all times. If not, your vehicle will be considered in violations.

Parking permits are not transferrable and MAY NOT be sold or lent out for any period of time. All Guests/Visitors are required to display a parking pass distributed by CBRE only. Parking passes will include a date stamp as well as identifying code specific to the day assigned. All guest/visitor passes are good for ONE WEEK ONLY. Tenant events with more than 25+ attendees will require a Special Event Pass which will be issued prior to the date of the event. If parking assistance is required for the event, the service will be charged back to the tenant. Use of counterfeit or altered permits is prohibited and are subject to towing at owner's expense.

There are 12 parking zones throughout the property. Each parking zone is identified by a specific color and number coding to which tenants will be designated to park and are only permitted to park in their assigned zones. Parking zones are as follows:

  • Red Parking Zones 1, 2, 3 & 4 are designated for Red Parking Permits designated to those lots ONLY
  • White Parking Zones 5, 6 & 7 are designated for White Parking Permits designated to those lots ONLY
  • Blue Parking Zones 8, 10 & 11 are designated for Blue Parking Permits designated to those lots ONLY
  • Black Parking Zones 9 & 12 are designated for Black Parking Permits designated to those lots ONLY

Areas for parking are indicated on the American Metro Center Parking Guide. Parking in areas unassigned to your permit is the equivalent to parking without a permit and vehicles may be subject to towing at the owner's expense. All areas not specifically designated for parking shall be considered "No Parking" zones. American Metro Center DOES NOT assume responsibility for vehicles or contents of vehicles while parked on the property.

If an assigned parking permit is lost or stolen, it will be terminated and a replacement permit issued. If a permit is found to not match the vehicle information on file, it will be considered invalid and in violation. Any vehicle found on the property in violation will be subject to towing at owner’s expense.

In coordination and under the direction of CBRE, Allied Universal Security will be providing Parking Enforcement Services at American Metro Center. Enforcement Officers will be onsite from 7am to 10pm, Monday-Friday and will be responsible for the enforcement of the parking protocol established by Management:

  • Signs and markings are provided in the interest of parking control and life safety and must be obeyed at all times. Removal or damage of such signs is illegal. Additional signage will be installed to identify the new parking lot designation as well as color coding for that parking area. Perpetrators are subject to arrest and prosecution. The temporary closure of a parking area is a right that Management reserves for reasons of a large event, repair, or safety. Vehicles found parked in areas that have been closed by barricades, signs, or notifications are subject to towing at the owner's expense.
  • Parking in handicapped stalls requires proper registration and the display of proper identification from Motor Vehicles Service. Handicap placard must be visible at all times. Vehicles illegally parked in handicapped stalls will be subject to towing at the owner's expense.
  • Parking on American Metro Center property is allowed ONLY in marked stalls. Marked stalls are provided in all areas of the parking lot and all vehicles must be parked ENTIRELY within a marked stall. Absence of stall markings indicates "NO PARKING". Non- availability of space in specific stalls or locations does not excuse illegal or improper parking. Notes of explanation left on vehicles to excuse illegal parking are not honored.
  • 1 hour Parking Spaces have been added and are designated for the Fitness Center and CafĂ© Patrons only. These spaces will be monitored by the Parking Enforcement Officers and vehicles found in violation will be issued a warning.

Failure to comply with this system will result in the following:

  • First Offense: Issuance of a Violation Warning (placed on vehicle window and recorded by CBRE).
  • Second Offense: A Final Warning Ticket will be issued and placed on the vehicle window. A fine of $25.00 must be paid to CBRE within 24-48 hours. Unpaid tickets are in violation of parking rules and regulations and are subject to towing at owner’s expense
  • Third Offense: Vehicle will be towed at owner’s expense.

TENANT PARKING RESPONSIBILITIES

Tenant's Personnel
All tenant's personnel must submit an American Metro Center Parking Application to obtain an American Metro Center Parking Permit. Proper display of a valid American Metro Center parking permit sticker is required at all times for all vehicles parked within American Metro Center's parking lots. The parking permit sticker must be placed on the front or back windshield of the registered vehicle. The permit must be VISIBLE at all times. Parking permits are not transferrable and MAY NOT be sold or lent out for any period of time, motorcycles are exempt.

When the status of tenant personnel changes, it is the tenant’s responsibility to notify the Management Office so that the permit can be terminated. If an assigned parking permit is lost or stolen, it will be terminated and a replacement permit issued. If a permit is found to not match the vehicle information on file, it will be considered invalid and in violation. Any vehicle found on the property in violation will be subject to towing at owner’s expense.

Tenant Reserved Spaces
Tenant is responsible for the internal allocation of the Tenant's Reserved Spaces (among its personnel) and at Tenant's expense, for the enforcement of Tenant's exclusive right to use Tenant’s Reserved Spaces.
